- How much do you charge? We offer a competitive 18% management service fee.
- Can I terminate this agreement at any time? You may terminate at anytime with 30 days prior written (including email) notice. There are no fees for cancelling our agreement.
- Do you meet the guests staying in my unit? Yes – our ‘Guest Host‘ meets each guest at the property to insure a smooth check-in process, and to verify that only the registered guests are arriving. Our Guest Host is a dedicated industry professional who’s goal is to insure a pleasant guest experience that is localized to the community and exceeds expectations.
- How will you advertise my property? Your property will listed on VRBO.com, AirBnb and Flipkey for maximum exposure.
- Do your have your own website and booking system? Yes – Our website is www.WaikikiCondoRent.com
- Are there out of pocket costs to join? No, we do not charge any startup fees.
- Are there any additional fees for Hawai’i Americana Realty services? Only the 18% management fee. Credit card fees, booking fees and reservations fees charged by the various website companies is absorbed by Hawai’i Americana Realty as part of our 18%
- VRBO.com charges a $349 listing fee – do I still have to pay this? For the first year, Hawai’i Americana Realty will pay for the VRBO.com $349 – at the end of the first year, the VRBO $349 will pass along to the unit owner.
- When do I receive my distributions? On or before the 15th day of the following month, Hawai’i Americana Realty will deposit your check and email you the distribution statement for revenues earned during the preceding month.
- Can my distribution check be deposited directly into my bank account? At your request and authorization, Hawai’i Americana Realty will deposit your monthly rent distributions into any banking service with a branch on Oahu.
- When do I receive my distribution or deposit? Proceeds are deposited no latter than the 15th of the following month.
- Can I use my unit at any time? Unlimited, any time use is permitted with advance written notice based on availability. Owner pays cost of cleaning and other costs associated with such use.
- Who pays General Excise and Transient Accommodations taxes? Hawai’i Americana Realty will pay the GET (General Excise Tax) and TAT (Transient Accommodation Tax) taxes collected on the rental income of your unit. GET and TAT charges are paid to Hawai’i Americana Realty by the guests. Some owners prefer to make the payments to the local tax authorities themselves, in which case we disburse the collected GET & TAT to you each month along with you rental income disbursement.
- Does Hawai’i Americana Realty pay the maintenance fees for my apartment? We are unable to deduct these fees from your monthly check. You are responsible for payment of your cost of ownership, such as but not limited to, maintenance fees, mortgage payments, insurance payments, property taxes etc.
- Can I view bookings for my property online? Yes – visit your property link on our website www.WaikikiCondoRent.com and view updated booking information for your property 24/7
- Will you provide new pictures for my property: Yes – we have professional photographers who will photograph your property for your marketing – We will not charge you for the professional photography
